A friend of mine called me a couple of weeks ago. She and her husband recently bought their first home together in east Dallas and are remodeling it. They smelled gas and called Atmos Energy who discovered a leak in the gas line between the meter and their home. She wanted to know whether her home insurance policy covered the repair of the gas line.
I have a number of clients across Dallas / Fort Worth who own rental property. Some are first time landlords while others own multiple rental properties and have done so for many years. It’s exciting for me to be a part of helping someone reach their financial dreams by protecting an asset that should grow in value over time. When working with a person buying their first rental property, I begin that discussion with a brief overview of the three types of rental property insurance policies.
Over the past few weeks, I’ve had the pleasure of working with two retired people in the Dallas / Fort Worth area. What they have in common is quite admirable, they own their homes outright. One paid off the mortgage while the other person paid cash for their current home. That, however, is where the similarities end. The person that paid off their mortgage dropped their home insurance when the mortgage was paid in full, while the person that paid cash for their home continues to maintain a home insurance policy.

I got a text message from a client and friend of mine, John Brooks. ??When it comes to water leaks, most insurance companies and their policies classify leaks into two categories;
Sudden & accidental
Slow drip or slow leak
Sudden & accidental: This type of leak is characterized as being sudden; it quickly materialized or occurred and it was unintentional.
