Brandi Wright, a realtor in Arlington, Texas sent me a text message earlier today asking a really interesting question, “Is there a way to find out if a home has ever had a flood claim?” Adding to the “Twilight Zone” coincidence factor, was an article appearing on Insurance Journal in my email this morning entitled, “States with the Best, Worst Home Flood Damage Disclosure Laws.” Let’s look at a couple of interesting notes related to the home buying experience and flood insurance.

I was reviewing a car insurance quote with a woman from Richardson last week, and she asked me a question after I confirmed her claims history. She had one claim for an accident that wasn’t her fault. Her question was, does an accident that wasn’t her fault still count against her?

A client called me last week with a question about how to handle something. Her teen had been in a little accident with an adult, and it was the adult’s fault. The good news is the teen was unhurt and the damage to her car was minimal; the bumpers simply rubbed together. According to the body shop the client visited, they could either remove, sand, and repaint the bumper or replace it. The difference in cost was minimal.

I talked with three people who are buying homes in the Dallas / Fort Worth area in the coming weeks. There are a number of questions I ask anyone buying a new home or rental property. In addition to discussing the finish out of the home it’s important to know about the updates the home has had and when they occurred. This is especially true if the home is over 10 years old. The updates insurance companies want to know about and that I discuss are in four key areas: plumbing, electrical, heating and cooling, as well as the roof.
